1. GENERAL INFORMATION
1.1 Boplats Växjö (”Boplats”) is a municipal housing association that manages two different accommodation waiting lists: student housing (the student housing queue) and apartments (the housing queue). These are collectively termed the housing queue.
1.2 The student housing queue is completely free of charge.
1.3 The housing queue is subject to a charge for everybody from the time the applicant reaches the age of 20.
1.4 There is one residential housing company affiliated with Boplats and that is the municipal company Vidingehem AB.
1.5 Boplats does not rent out housing but instead only acts as an agent according to time on the waiting list. In order to secure a lease agreement you will have to have collected more points than other applicants and also satisfy Vidingehem AB's leasing requirements. These can include a certain level of income, being free from rent arrears, etc.
2. REGISTERING WITH BOPLATS AND CONTRACT DETAILS
2.1 If you have a Swedish personal identity number or a so-called “co-ordination number” you can be placed on the housing queue. You can contact Boplats for further information if you do not have a Swedish personal identity number or co-ordination number.
2.2 International students who do not have a personal identity number or co-ordination number can be placed in the student housing queue by providing their date of birth (year, month, day) and e-mail address.
2.3 You can be placed on the housing queue when you reach the age of 17.
2.4 This is done by completing the registration form available on the website. Compulsory information is indicated on the registration form (personal identity number/co-ordination number, name, address and e-mail address. Contact Boplats if you do not have an e-mail address and cannot arrange for an e-mail address.
2.5 All communication with you will be sent to the e-mail address you have provided (to a postal address in exceptional circumstances, read more under 2.4).
2.6 You must keep Boplats updated of your contact details (postal address and e-mail address) you providing your current details on “My pages” on the website.
3. QUEUE FEE AND EXEMPTIONS FROM THE FEE
3.1 Boplats currently charges the applicant a fee for the housing queue of SEK 100 a year from the year in which the applicant reaches the age of 20. Växjö District Council annually determines the amount of the fee. The fee is payable annually. The applicant will receive an invoice by e-mail, or in some other form as agreed with Boplats.
3.2 The student housing queue is free of charge. An applicant who has not previously been on the housing queue may join free of charge for one year when registering for the student housing queue.
4. QUEUE POINTS
4.1 Queue points are counted from the day you register with Boplats. If you are to pay a fee, the queue points cannot be used until the fee is paid. Your queue points will become null and void if the fee is not paid within six months of registration.
4.2 You collect one queue point per day that you have been in the queue.
4.3 Queue points are personal and cannot be combined with any other applicant’s points. This also applies to spouses/co-habitants. Nor can the points be transferred to another person. In the event of the death of a partner, the surviving spouse/co-habitant may assume the points. Please note that points are not accumulated. A request to assume the deceased applicant's points must be received by Boplats within a year of death.

4.4 If you have been offered and have signed a lease for an apartment, you only use as many points that were needed to be the applicant with the most points. If you have 3000 points and are given an apartment where the applicant with the next highest number of points had 1500, you therefore use only 1501 points and retain the remaining 1499 and collect additional points as usual if you meet the conditions regarding payment of fees, etc. It may take several days after signing the lease before you see the points at Boplats.

4.5 When you accept an apartment and are offered a lease, you use all of your points and must re-register if you wish to collect new points.
5. APPLICATIONS AND OFFERS OF VIEWING OF AN APARTMENT
5.1 The basic principle is that the applicant with the most points will be offered a viewing. Usually this is the six applicants with the most points. The offer of a viewing is therefore not the same as signing a lease for an apartment.
5.2 If you are offered a viewing, you must accept or decline as stated in the offer. Even if you can apply for five apartments and are offered a viewing for all of them, you can only accept three offers. If you receive three offers and accept all three you will automatically decline the others.

5.3 You cannot have more than a total of five active applications at the same time.

5.4 You cannot have more than a total of three active applications at the same time. A total of five active applications applies to new production. The total number applications cannot exceed five per apartment.
6. APARTMENT OFFERS
6.1 In order to sign the lease for an apartment you must have accepted the offer. Even if you have received several offers, you can only sign the lease for one apartment.

6.3 For student housing, a special requirement applies that you must be actively studying in order to sign a lease for an apartment and you may then remain in the apartment as long as you meet the requirements that apply for pace of study, results of study, etc. More information can be found on Vidingehem's website External link..
6.4 If, for any reason, you do not sign a contract for an apartment that has been offered to you, you will then be given back all of your points and will continue to collect points as normal. This is provided that there is no reason to de-register you in accordance with section 8.
7. SUSPENSION OF YOUR APPLICATION WITH BOPLATS
7.1 If your application is suspended this means that you cannot submit applications for apartments and cannot be offered a viewing for a certain period of time.
7.2 If the applicant who is to pay a fee for the housing queue does not pay the fee on time, the applicant will be suspended from applying for apartments until payment has been received by Boplats or the applicant de-registers in accordance with point 8.2.
7.3 If you decline or fail to respond to an apartment offer five (5) times during a six-month period, you risk being suspended from submitting further applications for apartments for a period of six (6) months.
7.4 If something in your application is erroneous, e.g. incomplete information, it will be suspended.
7.5 You can also be suspended if you breach the affiliated accommodation companies’ conditions and/or if you have unpaid debts with these companies.
7.6 If you breach these conditions, for example, by providing incorrect information in order to obtain an apartment, your application will be suspended for six months. Any in-progress mediation of an apartment will then be cancelled. You will also risk being de-registered from Boplats.
8. DE-REGISTRATION FROM BOPLATS
8.1 An applicant will be de-registered from Boplats:
- when this is requested by the applicant
- if the applicant does not pay the fee for the housing queue does within a maximum of six months, irrespective of the reason, after the due date for payment,
- if the applicant has more than one profile the most recent profile will be deleted,
- if the applicant seriously breaches these conditions or acts misleadingly or fraudulently in order to obtain an apartment or
- when the applicant dies
The following also applies for the student accommodation waiting list:
- the applicant signs a contract for an apartment,
- the applicant has been on the student accommodation waiting list for five years without accepting either a viewing or an apartment
8.2 If an applicant has been de-registered, the registration cannot be reinstated with the retained points. Queue time will begin accumulating from zero when a new application is made to the housing queue, counted from the date on which the new registration is received.
9. PRIORITY
Boplats reserves the right to mediate a limited number of apartments through a priority system. For example, priority can be actualised for people over a certain age, specific available apartments for people with disabilities and social priority for people in urgent need of accommodation.

11. CHANGING THESE CONDITIONS
These rules may be changed when decided by Boplats. If the rules are changed the applicant will be encouraged to read through and approve the new rules when the applicant next logs into the website. Any new changes begin to apply not before three months after the change was published on the Boplats website. It is your responsibility to keep yourself updated of the contents on the conditions.
